We are a small firm and intend to stay a small firm – We believe that property management servicers are much better, more efficient, and more personalized when the owners of the property management company can personally stay involved with the buildings and the Board of Directors. In addition, we do not spread Managers too thin by having them manage multiple buildings as that is not sustainable in the long run and will lead to neglect of services.

AC McCowan, CPA PLLC was founded April 29, 2014, by Ann C. McCowan. It is a local firm specializing in bookkeeping, financial reporting, and accounting services with a specialization in condominium and homeowner association accounting. Prior to starting her own firm, Ann spent 13+ years with some of the largest accounting firms in the country, Deloitte, BDO and PwC.

Simple Choice Property Management, Inc., was founded by Darrell and Ann McCowan in 2020 as we saw an urgent need to expand our condominium financial accounting arm to include property management services. While providing financial accounting for various condominiums, we were frequently asked if we could also, please provide property management services for their building in addition to accounting services. Based on the requests that we received from condominium board members we realized that many property management companies in Miami spread themselves to thin by managing too many properties and therefore does not have the appropriate time available to spend at each building they manage. We specialize in deep dive “clean-up” of poor accounting records from previous management companies, and we pride ourselves in getting association fee delinquency rates down to a minimum.

Our goal is to provide our clients with big firm expertise and small firm attention to client service. We have the resources available to complete the property management required by your homeowner association. We will respond to phone calls and emails the same day and we will make ourselves available for questions and planning when you need it.

Darrell has been employed in various customer service roles for over 25 years.. From condos to home owner associations, he knows that your home is important to you. He will help you manage anything from maintenance to association budgets to tenant issues and association meeting requirements.

Ann oversees and reviewes of all the finances and the accounting for each property, including the tax filings for the entity.

 Kerena is a people person. She's also a good judge of character.  This makes her the woman to go to for all your tenant/owner management needs. From applications to tenant inquiries and evictions, Kerena's calm, matter-of-fact attitude can handle all of the work for you!
